Landlord Certification Services

We carry out essential safety checks and provide Landlord Certifications to keep your tenants safe and ensure you remain compliant as a landlord.

The Landlord’s Gas Safety Certificate (CP12) is a legal requirement for all properties with a gas supply. Also known as an Annual Gas Safety Certificate, it must be carried out annually to check that all gas appliances in the property are safe for use. Our engineers are Gas Safe Registered (no. 76198) and will check appliances including boilers and gas cookers for any faults or leaks.

What else do I need to know?

Landlords should provided a copy (digital or print) of the CP12 gas safety certificate to their tenants within 28 days of the check. You should also keep a record of the certificate for at least two years. New tenants moving into the property should be provided with the most recent record before they move in.

Portable Appliance Tests (PATs) are designed to keep your tenants safe from electrical hazards. An annual PAT test keeps landlords compliant with their obligations under the Repairing Standard. This ensures all electrical appliances in the property are safe.

An Electrical Installation Condition Report (EICR) carried out by a qualified electrician is required at least every five years. It is also recommended at the start of a new tenancy. The certificate details the safety and condition of all electrical installations and fittings in the property.

By law, every home in Scotland should have interlinked smoke and heat alarms fitted on the ceiling. Property owners should ensure that homes have:

  • One smoke alarm in the living room
  • One smoke alarm in every hallway and landing
  • One heat alarm in the kitchen

We are AICO Gold Standard Accredited installers. This accreditation means we understand the legislation and regulations around alarm installation, and are experts when it comes to which Aico fire, smoke, heat, and carbon monoxide alarms to install where. Our customers have peace of mind knowing that installations we carry out meet the highest possible compliance and safety standards.

In rooms where there is a carbon-fuelled appliance (such as a boiler), a carbon monoxide detector is required (gas cookers are the exception). This does not need to be linked to any smoke or heat alarms.
